Morrisroe’s contracting arm Kingscote Construction has won a job to redevelop Aston Villa’s North Stand.

Morrisroe Group’s annual accounts for 2025 revealed that work on the scheme was starting on site this month and is due to complete in December 2027.

A previously approved demolition-and-rebuild scheme, priced at £100m, has been replaced by a smaller plan that retains and extends the existing North Stand structure, roof and facade.

Morrisroe Group’s accounts said: “The project reflects a strong collaborative approach, with approximately 40% of specialist services delivered in-house by Morrisroe Group companies and complemented by two key strategic supply chain partners and a carefully coordinated wider supply chain.”

Kingscote has a track record as a main contractor in residential and commercial projects, but the Aston Villa job is its first foray into stadiums.

However, Morrisroe delivered the concrete frame package for Tottenham Hotspur Stadium’s main bowl, including excavation, sheet piling, basement works, RC foundations, jumpform cores, post-tensioned slabs and precast terracing.

The scaled-back Villa scheme would retain the existing North Stand deck and structure.

Capacity would be increased by adapting and extending the bowl backwards, upwards and outwards.

The stand would gain 5,926 seats, taking Villa Park to about 48,800 seats, with 54 additional wheelchair-user positions.

The existing facade would be retained, re-clad and glazed.

Each end of the stand would have semi-exposed stair cores enclosed in metal mesh. The existing roof would be replaced with a “floating” roof structure designed to allow light through.

The extended stand would rise to 34.5 metres from ground level, compared with the current 28 metres.

In April, the club said that refurbishing the stand rather than demolishing and starting again would allow the completion of the works within a single season, limiting disruption to one campaign rather than extending it across two seasons.

A club statement at the time said: “The new, accelerated plan for the works also incorporates operational efficiencies, which will lead to significant cost savings and a shorter timeline.”
